Click here to view a sample report! Before your Inspector ever visits the house, he researches county records and becomes familiar with the property. He also makes all necessary arrangements to guarantee access to the property on inspection day. Our inspectors have lockbox access in case the Real Estate Agent is not available to unlock the home. Once at the property, your Inspector will spend approximately 2-3 hours investigating the home inside and out, recording verbal and written notes, taking pictures and even video clips. Clients are free to walk through with the Inspector and raise any questions or concerns they may have, or may just join the Inspector for the last portion. Its all up to the Clients! When finished, the Inspector will discuss all of his findings with the Clients, answering any questions they may have. This is a good opportunity for the Clients to learn the locations of water shut-off valves, electrical boxes, etc. At this time, the Inspector will also allow the Clients to view pictures of any problems he may have found in hard to access areas, such as the roof or attic. Our Inspectors use digital cameras that provide instant viewing of high quality photos. We realize that other questions may come up later, so Clients are always free to call the Inspector afterwards to discuss any questions or concerns. The Inspector also prepares a typewritten report with color, digital photos. Reports are usually 15-25 pages including Maintenance Advice and other homeowner information. The report is summarized in an easy-to-read format that not only informs the buyer, but can also make the Real Estate Agents job easier when it comes to contract negotiations. While the report is generally delivered the next day, same day delivery can often be arranged in emergencies. We will also provide the report, at no cost, to the Real Estate Agent(s), Builder and other parties involved in the transaction with the Client's consent. Clients and Real Estate Agents may choose to have their inspection report delivered: 1. By email - sent as a .PDF file. You will need Adobe Acrobat Reader to open it. 2. Via the internet - Online Report Retrieval is quick and easy! You will need Microsoft Word97 or later to download your report from the internet. 3. By fax - usually 15-25 pages, and your report will not be in color if you choose this method. 4. In person - your Inspector will personally deliver your report at a time and place convenient to you! (NOTE: Phoenix-metro area only and by appointment. It may take several days to schedule an appointment and therefore, this method is not recommended in time-sensitive transactions.) 5. By regular mail - not recommended because it may take several days. ...because an ounce of inspection is worth a pound of repair!
